01

Who is the developer?

The House of Abhinandan Lodha (HoABL) focuses on branded land development. Its website states that the business was established in 2020 and is separate from Lodha or Lodha Group. Elite Search acts as a channel partner; the developer, the promoter of a particular registered phase and your property adviser are different roles.

Check the legal promoter named in the documents for your selected phase. A brand name across a larger development does not make every phase’s approvals, delivery dates or commercial terms identical.

02

The Ayodhya growth story: what to investigate

HoABL’s location narrative considers religious travel, tourism, hospitality, transport, infrastructure and public policy. Its marketing also discusses prospective land appreciation and rental income. These are a developer’s investment narrative, not a forecast independently validated by Elite Search.

Separate what exists today from announcements and proposals. For a future villa, investigate permitted use, the cost of construction, management and maintenance, and evidence for occupancy assumptions. A destination’s visitor numbers do not tell you the net rental income of an individual plot or home. Proposed transport links and illustrative returns should not be treated as a contractual promise.

03

From your first enquiry to a considered decision

Start with your plot preferences, intended use and questions. Elite Search can then coordinate a project discussion and site visit, followed by a request for the marked layout, current written quotation and phase-specific documents.

Evaluate those documents before any booking decision. Your enquiry on this website is a request for contact; it does not reserve a plot, accept a developer’s terms or collect a booking payment. Reservation, agreements and delivery commitments must be confirmed through the relevant authorised process.

04

A land address with a larger vision

The Sarayu brings together a villa-land proposition and a hospitality-led vision in Ayodhya. The developer describes a collaboration with The Leela and a planned amenity-rich setting. The appeal is the combination of a private plot and the surrounding experience, rather than a ready-to-move apartment.

Begin with the exact plot: its registered area, dimensions, road access and development phase. These details determine what you are buying. A project image or the wider development’s brand story is not a substitute for the terms of that individual allotment.

05

Understand the plot before imagining the villa

The official landing page displays 116 square metres, alongside an approximate square-foot figure. Use the area and dimensions on the specific allotment document when comparing options. A plot’s frontage, depth, orientation and position can matter as much as its total size.

Request the approved layout with the available plot marked, its access road and any adjoining common areas. Confirm permitted construction, setbacks, design requirements and construction timelines in the applicable documents. Villa design, building work, interiors and ongoing upkeep need their own scope and budget unless a written offer expressly includes them.

06

Ayodhya, seen from a buyer’s point of view

For an owner, location is more than proximity to a landmark. Think about the route you will actually use, the frequency of your visits, the approach road, everyday conveniences and how the area feels at different times. A site visit helps connect the project presentation with the exact plot you are considering.

Ask for the precise entrance and plot location before planning your journey. Check road distance and current traffic separately from promotional travel-time estimates. If a specific view, river proximity or neighbouring development influences your decision, confirm it on the marked plan and on site.

07

The Leela connection, explained carefully

HoABL’s official project page describes The Sarayu as a development in collaboration with The Leela. The Leela’s investor information also describes a future Ayodhya hotel. These references support the hospitality context; they do not by themselves establish that every facility is already operating or included in every plot purchase.

Before relying on a benefit, ask which facilities your allotment can access, the opening or delivery status, membership duration, guest rules and recurring charges. Clubhouse access, hotel services and loyalty memberships are different benefits and should be described separately in the applicable written terms.

08

Read the complete cost, not just the headline

The advertised price is a starting point for a conversation about a specific plot. Request an itemised quotation showing the plot consideration, any location premium, statutory charges, registration, maintenance and membership costs, along with what is included or excluded. Also confirm the quotation’s validity.

If a 25:75 payment arrangement is offered, establish exactly when the remaining amount becomes due and what triggers it. Percentages alone do not describe the payment obligation. The illustration below explains the arithmetic; the actual schedule and charges must come from your current offer.

Potential villa construction and operating costs should be assessed separately. Any rental or resale scenario depends on approvals, demand, occupancy, expenses and market conditions; a promotional projection is not an assured return.

09

A focused document and site review

The catalogue contains two registration references: UPRERAPRJ397318/10/2024 on the cover and UPRERAPRJ774489/07/2024 for The Sarayu-2 in the final disclaimer. The latter names HOABL Realtech Private Limited as promoter. Match your offered plot to its precise phase and regulator record; the two references are not interchangeable.

For the site visit, take the marked layout, inspect access and surroundings, and ask which infrastructure and amenities are complete, under construction or proposed. Request a written explanation of booking terms, cancellation, transfer conditions and recurring obligations. Your legal adviser can review the title and agreement before you commit.

CLEAR ANSWERS

Before you
take the next step.

Explore the questions behind the decision.

Does The Sarayu have more than one advertised plot size?

The full HoABL project page checked on 23 September 2026 lists 1,248 sq ft at ₹1.89 crore and 1,507 sq ft at ₹2.29 crore, both described as all-in. These are advertised options, not a live inventory feed. Confirm the exact area, phase, availability and inclusions on your current quotation.

How far is The Sarayu from Ram Mandir and the airport?

The developer catalogue gives indicative travel times of 15 minutes to Ram Mandir, 20 minutes to Ayodhya Dham railway station and 30 minutes to Maharishi Valmiki International Airport. Actual travel depends on the entrance, route and traffic; check your specific journey before a visit.

What does the developer mean by a seven-star land offering?

Seven-star is the developer’s marketing description for the planned land and lifestyle offering. It does not turn the plot into a completed hotel or villa. Review the actual specifications, delivery commitments and amenity access in the documents for the phase you are considering.

Is HoABL the same as Lodha or Lodha Group?

No. The House of Abhinandan Lodha’s website states that it was established in 2020 and is not associated with Lodha or Lodha Group. Verify the legal promoter separately for the phase offered to you.

Are advertised appreciation or rental returns assured?

This guide does not present promotional projections as assured returns. A plot’s future sale value and any income from a separately constructed villa depend on market conditions, approvals, costs, occupancy and operating arrangements. Ask for the assumptions behind any illustration and distinguish forecasts from written contractual terms.

Is The Sarayu offering land or a ready-built villa?

The offering featured here is villa land. Treat construction, design, interiors and related services as separate unless your current written offer explicitly includes them.

What price and plot size does the developer advertise?

The official project page reviewed on 23 September 2026 displays ₹1.89 crore, described as all-in, and 116 square metres. Price, exact allotment area, availability and inclusions should be confirmed through a current plot-specific quotation.

What does a 25:75 payment plan mean?

Mathematically, it splits the applicable amount into 25% and 75%. It does not establish the payment dates, eligibility or additional charges. Ask for the current milestone schedule before relying on this structure.

Are The Leela facilities already operational?

The developer describes a Leela collaboration, and The Leela’s investor information describes its Ayodhya hotel in future terms. Confirm each facility’s current delivery and operating status, along with your access rights, rather than assuming the whole hospitality offering is operating.

Where can I check the project’s RERA and possession details?

Request the registration for the exact phase being offered and check that phase directly on the Uttar Pradesh RERA portal. Match the promoter, layout and delivery details to the booking documents. The catalogue lists UPRERAPRJ397318/10/2024 on its cover and UPRERAPRJ774489/07/2024 for The Sarayu-2 in its final disclaimer. These are document references; the exact phase offered to you and its current regulator record still need to be matched.

Do I need a paid membership to read the project information?

No. Elite Search’s builder project showcases are fully public. Membership access applies separately to individual premium property listings.

Can Elite Search help arrange a site visit?

Yes. Use the enquiry form and select Site visit. Share your preferred timing in the message so the team can coordinate availability and the relevant project information with you.
