01 / START WITH YOUR LIFE
What do you want
your property to do?
A family base for repeated visits has a different brief from a home intended mainly for paying guests. Decide how often you will visit, who travels with you and whether immediate use matters. A plot gives you a construction journey; a completed home has a different timeline.
For your family
Prioritise the actual route, accessibility, layout, year-round upkeep and someone to look after the home between visits.
For occasional hosting
Add permitted use, guest access, local operations, fit-out standards and a budget that works even with fewer bookings.
If your own visits fall on popular dates, those nights cannot also earn guest revenue. Keep personal value and rental income separate when comparing options.
02 / COUNT THE WHOLE COMMITMENT
A plot price is
the starting point.
Before comparing properties in Ayodhya, ask for a current, plot-specific cost sheet and mark what is included. Do not add a charge twice if it is already part of an all-in quotation.
- Land & acquisitionConsideration plus separately payable transaction charges, professional checks and other documented costs.
- Construction & interiorsApproved design, building work, services, furnishing and the cost of getting a completed home ready to use.
- Annual ownership & operationsMaintenance, repairs, insurance, owner-paid taxes, management and any financing payments.
Use the selected plot’s dimensions, approved layout, construction conditions and development stage. A render or a wider township plan does not establish what is included in your purchase.
Put your full budget together →03 / THE EXPERIENCE AROUND YOUR HOME
The Leela association.
The detail behind it.
HoABL describes The Sarayu as a development created in collaboration with The Leela and advertises a clubhouse. For a buyer considering a second home, the surrounding experience is a useful part of the evaluation. Read the developer’s description ↗

Ask for the membership details
- Which facilities are included for the selected plot, and when will they be available?
- Are there membership, usage or recurring maintenance charges?
- What access do family members, visitors and paying short-stay guests receive?
- Who operates each facility, and what services are actually included?
Elite Search has not verified the plot-specific membership terms or paying-guest access. The Leela association does not establish that it will manage your villa or that hotel facilities are included in your purchase.
04 / THE HOLIDAY-HOME QUESTION
Could your future home
host paying guests?
That possibility needs to be checked against the exact property and operating model. Buying land does not itself create a ready accommodation business. Airbnb and other booking platforms are ways to reach guests; listing there does not establish permission to operate.
- Confirm the use in writingCheck the project’s rental conditions, guest access, applicable local approvals and accommodation requirements for your proposed model.
- Build and prepare the homeConfirm permitted construction, costs, completion requirements, services, furnishing and a realistic start date.
- Arrange local operationsPlan check-in, housekeeping, repairs, guest support and a management agreement with clear fees.
- Test the economicsUse realistic available nights and dated comparable evidence. Deduct operating costs and show loan payments separately.
Short-stay permission for an individually built Sarayu villa has not been confirmed by Elite Search. Treat rental income as a scenario to examine, not an included project benefit.
05 / DEMAND IS MORE THAN FOOTFALL
Visitors to a city.
Bookings for your home.
These are different measures. Some visitors return the same day; overnight guests choose between different locations, prices and types of accommodation. A city-wide visitor figure does not tell you how many nights a particular villa will sell.
Before using a rental projection, ask for the dates and source of comparable occupancy and realized nightly rates. Compare whole homes with whole homes, distinguish ordinary dates from peak events, and allow for cancellations, discounts and downtime.
Our calculator lets you test your own figures. It does not supply a verified Ayodhya rent or occupancy forecast, and its example produces no booking revenue before a home is ready and permitted to operate.
