Follow the steps between a visit and a paid booking
Some visitors return the same day, some stay with family, and others choose hotels, budget accommodation or organised group stays. Even an overnight visitor is not automatically a customer for a privately operated whole home. The relevant segment depends on group size, budget, preferred location and length of stay.
When reviewing a tourism statistic, record its source, geographic scope, period and definition. Check whether it counts visits or unique visitors and whether repeat visits are included. Dividing an annual total by twelve gives an arithmetic average, not observed demand for each month.
Build a small, relevant accommodation sample
Compare homes with a similar location, bedroom count, guest capacity, condition and service level. Observe the same weekday, weekend and peak-date windows. Keep the observation date and distinguish room rates from prices for an entire home.
Visible asking prices are not necessarily realized rates. Discounts, cancellation, platform charges and taxes can change what the operator keeps. A blocked calendar may mean a booking, owner use, maintenance or unavailable inventory; it cannot be treated as verified occupancy.

Ask operators for a full-year picture
If an operator shares performance, ask for the period, available nights, booked nights, realized revenue and the cost deductions. Record whether owner stays were excluded from the denominator. A high booked percentage over a few available holiday dates is not the same as high year-round occupancy.
Request enough monthly detail to see seasonality and empty periods. Distinguish a newly opened home from an established one with reviews. Treat a provider’s forecast as its assumption unless supported by relevant operating records, and avoid extrapolating a single festive weekend into a year.
Test downside before relying on a base case
Enter your assumed rate and booked share into the holiday-home calculator, then reduce bookings while leaving fixed costs in place. Separately consider lower realized rates, higher maintenance and more owner use. Change one factor at a time so you can see what drives the result.
A positive operating surplus still excludes the capital tied up in the property, some pre-opening costs and applicable income taxes.
