Translate the brand association into the experience you need
A clubhouse can matter to buyers who want a place to spend time with family, meet guests or enjoy leisure facilities during visits. The practical question is which of those experiences is included for the specific ownership being offered.
Start with the current membership terms and facility schedule. Identify the party responsible for delivery and the party responsible for operating the facilities. Ask which benefits attach to owning a plot, which need a separate membership and which services are charged when used.

Ask for an access matrix, not just an amenity list
A list of pools, restaurants and leisure spaces describes facilities; it does not explain who may use them or on what terms. Request separate answers for the owner, family members, accompanied visitors and any future paying accommodation guests.
For each category, establish entry conditions, booking rules, charges and limits. If an answer depends on future rules, record it as pending. Do not build a holiday-home business plan around guest access that has not been granted in writing.

Include membership costs in ownership planning
Separate one-time membership or joining charges from annual subscriptions, maintenance, deposits and pay-per-use spending. Confirm whether any introductory waiver ends, whether charges may change and who is responsible for payment when the home is empty.
For a family using the home occasionally, estimate how often the facilities will actually be used. A desirable amenity can improve personal enjoyment without generating any rental revenue. Keep that lifestyle value separate from a financial return calculation.
Check operating status and contractual commitments
Ask for a dated update: what is open now, what is under development and what remains proposed. A visualisation or brand name is not evidence that a facility is available today. Review the agreement’s delivery and access provisions alongside the latest progress information.
