Start with one consistent property identity
Create a cover sheet containing the project and phase name, legal promoter, registration reference, plot number, area and village or other recorded location. Copy these from the offer documents and retain their dates. If a salesperson sends a replacement document, keep both versions and ask what changed.
Sarayu branding appears across phase-related material. The developer’s Sarayu Reserve directory lists registration and approval documents; that directory is a starting point for locating evidence, not proof that every listed document applies to your chosen plot. Ask for a written mapping between your plot and the relevant phase.

Use the official record, then resolve mismatches
Use UP-RERA’s official project search or registration verification service. Search the exact reference from your quotation and compare the legal promoter, registered name, location and available project records. Save the dated record you reviewed, including any revised dates or orders relevant to the transaction.
If a reference does not resolve, a phase name differs or the plot cannot be located in the supplied layout, ask for clarification before treating the check as complete. A screenshot forwarded in a chat is useful evidence to investigate; it is not a replacement for checking the official record.

Make each document answer a specific question
A folder full of PDFs is less useful than a record of which question each document settles. For title, encumbrances, land use and the legal effect of agreements, use a qualified local property lawyer. For design and buildability, use an architect familiar with the applicable authority and project controls.

Verify the payment destination independently
UP-RERA’s website advises allottees to pay the promoter through the designated project collection account and provides a collection-account lookup. Use the official record and authorised transaction documents to check the beneficiary; do not rely solely on payment details forwarded in a message.
Retain the signed quotation, payment receipt and agreement version together. Ask how changes in plot allocation, area or completion timing will be documented. A document tracker should show unresolved questions openly, rather than produce an automatic “safe investment” score.
