What does the advertised price actually buy?
The official project page checked on 24 September 2026 shows the price and area above. Ask for a quotation carrying the exact phase, plot number, quoted area, validity date and payment schedule. Availability and the final consideration must be confirmed for the plot offered to you.
The useful comparison is the cost of acquiring the same kind of property with the same inclusions. A headline amount cannot tell you whether registration costs, location premiums, club membership, maintenance deposits or utility connections are included. Have the seller mark each item included, extra, refundable or not applicable.

Compare usable design potential, not only square feet
Two plots with similar area can support different home layouts. Frontage, depth, orientation, corner position, access and the approved building envelope affect parking, daylight, privacy and the number of rooms you can plan. Plot area is not the same as permitted floor area.
Ask an architect to draw a preliminary layout against the applicable written building controls before deciding that a plot can accommodate your preferred villa. Compare quoted areas in one unit; one square yard equals nine square feet. Any conversion is arithmetic, not confirmation of surveyed dimensions.
- Mark the plot on the approved layout, including its road and boundaries.
- Obtain dimensions and the area definition used in the agreement.
- Check setbacks, height, coverage and any design or construction deadline.
- Separate a preferred layout from a sanctioned construction plan.
Build the budget in five layers
Start with the written purchase consideration. Add only charges outside that figure, then the cost of making the plot usable as a home. Keep refundable deposits visible in the cash requirement even though they may eventually be returned. Do not count the same charge twice.
A construction allowance should identify whether it covers design, approvals, site preparation, structure, services, finishes and supervision. Furnishing, appliances, landscaping and opening supplies can sit outside a building contractor’s quote. A percentage contingency is a planning reserve, not an actual contractor price.

How to compare two quotations without being misled
Put both offers on the same date and basis. Record the area, location premium, each included item and each later payment. A lower booking amount may change payment timing without reducing the total price. A quoted discount may depend on paying sooner.
Use the budget planner first, then compare the written payment calendar with available funds and confirmed lending terms. Its “cash still required” result is a total funding gap, not the amount due tomorrow. Before booking, resolve unclear inclusions and have the agreement reviewed for your transaction.
