Villa plot or ready villa?
A plot gives you control over design, timing and finishes. It also leaves you responsible for architects, approvals, contractors and cost overruns, and it earns nothing until the home is built. A ready villa costs more per square foot of land but can be used or rented sooner.
Decide how involved you want to be. Buyers living in another city or abroad often underestimate the time needed to supervise construction.
Judge the individual plot
Two plots with the same area can support very different homes. Walk the plot itself, not only the sample villa or the clubhouse.

Judge the gated community
Check that the phase selling your plot is registered with the state RERA and that your plot appears on the approved layout. Ask for the infrastructure delivery schedule and see what is complete today: roads, water, power, sewage, street lighting and boundary security.
Ask how many homes are already built and lived in. A community where few owners have built can take years to feel inhabited, and security and services may run at a basic level until then. Find out who will maintain the common areas and how charges are set.
Building rules and the true cost
Many gated communities set design guidelines, height limits, setbacks and sometimes a deadline to start or finish construction. Read these before booking: they decide what you can build and when you must spend.
