Luxury villas and heritage homes in Jaipur: a buyer’s guide

Land conversion, approvals and RERA

Section 90A of the Rajasthan Land Revenue Act does not allow agricultural land to be used for other purposes without permission. Much of Jaipur’s newer residential land was once agricultural, so ask for the conversion order and check that it covers residential use for the exact khasra you are buying.

Distinguish a plot in a layout approved by the Jaipur Development Authority from a “society patta” plot, and ask a local lawyer how each affects building permission, loans and resale. For projects marketed to the public, search the Rajasthan RERA register.

Buying a haveli or colonial bungalow

Jaipur’s walled city is a UNESCO World Heritage Site, and building work in and around it is controlled. Before buying a haveli, find out what restoration and alteration the local rules allow, and budget for specialist restoration rather than ordinary renovation.

Older homes often pass through several generations of a family. Check that every legal heir has joined the sale or released their share, commission a structural survey, and confirm the approvals needed if you plan to run a homestay or boutique hotel.

Can an NRI buy a villa in Jaipur?

Yes. NRIs and OCIs can buy residential property in India. They cannot purchase agricultural land or a farmhouse, which matters for some properties on the city’s outskirts.
