Start with the layout approval
The MVDA regulates planned development in the Mathura–Vrindavan area. Ask the seller for the layout approval letter and the approved map, find your plot on it, and confirm the approval with the authority’s office rather than relying on a copy sent in a message.
Plots in unapproved colonies are often cheaper for a reason. Building permission, road access, water and drainage can all be uncertain, and resale and loans are harder.
Check RERA and the land records
A plotted project marketed to the public in Uttar Pradesh should be registered with UP-RERA. Search the registration on the official portal and match the promoter’s name, the project name and its location with your documents.
Match the seller’s name and the plot’s khasra details with Uttar Pradesh land records, and ask a local lawyer to review the title chain and any encumbrance. Mutation of the land in the seller’s name matters as much as the sale deed.

Practical checks on the ground
Visit during a festival period as well as on an ordinary day. Crowds, road closures and parking around the main temples and the parikrama route change daily life considerably.
Ask whether the land lies in a flood-prone or otherwise restricted area near the Yamuna, and measure the actual journey to the temples you will visit. Distances in advertisements are often straight-line figures.
