Why Ayodhya plot rates vary so much
A raw agricultural field on the edge of the district and a serviced plot in a gated township are both called “land in Ayodhya”, but they are different products. Approved layouts, internal roads, utilities, security and amenities all cost money, and they are priced in.
A branded development adds another layer: design, clubhouse and hospitality associations. Compare like with like before deciding that one rate is cheap and another expensive.

Converting a quote into ₹ per sq ft
Divide the total price by the area on the same basis. As an example, HoABL advertises a 1,248 sq ft plot at The Sarayu at ₹1.89 crore, described as all-in. That works out to about ₹15,144 per sq ft of plot area. This is arithmetic on an advertised reference, not a citywide market rate.
Watch the unit. Ayodhya quotes can appear in square feet, square yards, square metres or bigha. One square yard is nine square feet and one square metre is about 10.76 square feet. Always ask for the plot’s surveyed area in the agreement.

Circle rates, stamp duty and registration
In Uttar Pradesh, the district administration publishes circle rates — minimum values used for stamp duty. Stamp duty is charged on the higher of the circle-rate value and the transaction price. It is commonly 7% for a male buyer, with a lower rate for women buyers, plus a 1% registration fee; the rate and any concession for your deed should be confirmed on the official IGRS UP portal.

“Near Ram Mandir” and “near the airport”
Distances in advertisements are often straight-line figures. What matters is the time it takes to drive, park and walk to the temple, especially on festival days, and the drive to Maharishi Valmiki International Airport at the hours you would travel.
Land very close to the temple precinct is scarce and can be subject to heritage, traffic and development controls. Treat “walking distance” claims as something to test on a visit.
Can you buy an Ayodhya plot on EMI?
Some developers offer instalment plans linked to dates or milestones, and many lenders offer plot loans for approved layouts. These are different: a developer plan changes when you pay the developer, while a loan adds interest. Compare the total you will pay, not only the monthly figure.
